UNLV Real Estate oversees all real estate activities for the university including purchases and sales of real property, leases, easements, rights of entry, and more. This requires collaboration with UNLV senior administration, Nevada System of Higher Education (NSHE), the Board of Regents, UNLV Foundation, the UNLV Research Foundation, local governmental bodies, and utility companies.

UNLV Real Estate will provide quality, professional real estate services with emphasis on customer service and customer satisfaction. Real estate personnel are dedicated to positive action, open communication, and productive solutions to fulfill the goals and objectives established by the university mission statement and strategic plans.
Responsibilities
UNLV Real Estate responsibilities include:
- Representing the Board of Regents and UNLV president as property owner, landlord, or tenant.
- Evaluating real property requirements and lease strategies for UNLV and/or proposed non-UNLV tenants at all UNLV campuses.
- Managing acquisition, disposal, and lease transactions.
- Overseeing NSHE/UNLV real property portfolio.
- Serving as primary contact for university real estate activities and projects.

Process
Only the president, executive vice president/provost, vice presidents, deans, or subordinates delegated that authority in writing, may initiate a real estate request. The project initiator should submit a service request and depending on the scope and complexity of the real estate project or initiative, the following considerations may require evaluation:
- Confirming appropriate project approval acquired
- Verifying a funding source(s) has been identified and approved
- Analyzing site considerations and consistency with campus master plans
- Establishing procurement plan (purchase or lease, including negotiation and review of contract/lease terms)
- Conducting market data review and analysis
- Development of legal agreements, contracts, and documents
- Engaging NSHE and/or UNLV legal counsel
- Acquiring Board of Regents’ and/or chancellor notification and approval
- Producing Board of Regents’ agenda documents
- Identifying intended owner (State, Nevada System of Higher Educations (NSHE), UNLV Foundation, UNLV Research Foundation, etc.) or lessor/lessee
- Engaging Space Management to determine appropriate property uses and occupancy requirements
- Scheduling and oversight of occupancy deadlines
- Analyzing operations and maintenance (O&M) budgets for leased properties
- Confirming whether State Public Works Board and/or State Fire Marshal engagement is required
- Reviewing building, ADA and Life Safety Code considerations
- Commissioning an appraisal to determine the fair market value of the real property asset
- Contracting and review of Phase I Environmental Site Assessments and lead based paint and asbestos inspections
- Conducting title reviews
- Contracting for development of metes and bounds surveys
- Organizing inspections to determine property condition
- Engaging utility companies and local governmental bodies to address campus infrastructure needs
- Researching confidentiality considerations
- Additional relevant requirements to be determined on a case by case basis
